The Dunoon Waterfront Redevelopment Project

What are the different parts of this project?

Queens Hall

What's involved?

  • Demolition of concrete and glazed portico at the existing entrance to the building
  • Demolition of the retail / hospitality units at ground and first floor level along ¾ÅÐãÖ±²¥ Street
  • Construction of double height glazed pavilion on the southern elevation looking out over the Castle Gardens. This area will incorporate a new café at ground level, the public library at first floor level and a new roof terrace
  • Construction of a new two storey structure along the ¾ÅÐãÖ±²¥ Street elevation. This area will incorporate the new public entrance / foyer and a dedicated Fitness and Training suite at ground level and the public library, Skills Development Scotland offices at first floor level.
  • The main auditorium will be refurbished throughout with the upper gallery seating being removed. The auditorium will benefit from the introduction of retractable bleacher seating to the rear, upgraded lighting and sound systems and upgraded heating and ventilation.
  • The removal of the upper gallery seating will enable us to provide a soft play area for children aged 0 – 2 years and 2 – 8 years on the second floor.

  • Building closes for refurbishment: 31 August 2015
  • Procurement of main contractor: October 2015 to September 2016
  • Enabling works: April 2016 to June 2016
  • Main Construction period: January 2017 to March 2018
  • Handover to ¾ÅÐãÖ±²¥
  • Handover to ¾ÅÐãÖ±²¥: January to March 2018
  • Client fit-out and staff migration: March 2018 to May 2018
  • Building re-opens: May 2018

Dunoon Pier - Phase 1

What's involved

Following the structural and dimensional surveys undertaken in May 2014:
 

  • Structural repairs/replacement of the piles, longitudinal and diagonal ties/bracing and decking boards to the southern arm of the pier (the pedestrian access) and the area of the pier head directly underneath the Waiting Room
  • Refurbishment / replacement of existing decking boards
  • Refurbishment of existing handrails and lighting and installation of sympathetic handrails along the pier head to provide a physical barrier between the areas being refurbished under Phase 1 and those areas which will be addressed under Phase 2
  • Repairs to the external fabric of the Harbour Masters Building and foundation
  • Redecoration of the Harbour Masters Building
  • Refurbishment and redecoration of the Waiting room building including: renewal of external decking timbers and provision of ramped access; removal of 1980’s bar fittings and toilets to the 3rd Class Waiting room; repair of window frames and glazing where necessary; and sympathetic refurbishment of the building to provide two flexible multifunctional rooms serviced from a central access lobby. The central lobby will accommodate toilets, baby changing facilities and accessible facilities which comply with the current building regulations.

Timescales

Wooden Pier Phase 1

  • George Leslie Ltd awarded contract for Phase 1A – Structural Repairs – 31 March 2015
  • W H Kirkwood awarded contract for Phase 1B – Pier and Associated Building Refurbishment – 31 March 2015
  • Works commence on site for both contracts - w/c 4 May 2015
  • Completion of Phase 1B Building Refurbishment – November 2015***
  • Completion of Phase 1A Structural Repairs – November 2015
  • Southern arm of the pier and Waiting Room re-opened for public use beginning of 2016

*** Recent requirement to replace the guttering on the Harbour masters Office will mean that whilst the main works will be practically complete in November the gutters will not be replaced until December due to the 8 – 10 week lead time in their manufacture by the specialist contractor.
